Real Estate Investment:
This part of the module focuses on commercial real estate investment, examining it at both the asset and portfolio levels. It considers mainstream financial investments alongside real estate to enhance understanding, and emphasizes the importance of diversification. Core areas covered include performance measurement, portfolio theory, capital asset pricing model, alternative real estate vehicles, international real estate investment, and risk management. An optional, non-assessed investment game allows participants to create and manage a portfolio, with performance tracked through a league table.
Real Estate Development (and Planning):
This part provides an in-depth study of the planning and property development process. It emphasizes linking and applying economic concepts and planning instruments to development, particularly focusing on appraisal techniques used in UK land, residential, and property development. Participants gain an understanding of economic relationships between markets and key development players, as well as fiscal and planning policies.
Assessment:
The program utilizes various coursework assignments to assess student understanding, including essays, reports, surveys, and presentations. Formative work is encouraged to help students prepare for formal assessment, with feedback provided for improvement. The final module assessment involves three components: Economic data analysis (2,000 words): analyzing provided data to answer specific questions. Valuation report (3,000 words): applying valuation techniques to a specific property. Valuation viva: 10-minute oral presentation and defense of the valuation report.
